The Wall Street Journal recently featured the Katy estate of Michael and Angela Cohen, listed for sale as 4233 Two Gun Way, Katy, Texas, with listing agent Nicholas Moncada of Douglas Elliman. The HAR listing presents the property as a French-style estate on 14.71 acres, with 14,695 square feet of living area, a private street, substantial residential improvements, and extensive entertainment amenities.

The Overton Law Firm, P.C. assisted Michael and Angela Cohen with legal work connected to the property. The Firm’s work included title work, the Fort Bend County private-street name-change process, related construction-contract and builder issues, and municipal utility district matters, including out-of-district service issues.

The private-street work is reflected in Fort Bend County records. Fort Bend County Engineering received a request to change the existing private street name from Dewberry Lane to Two Gun Way. County Engineering identified the reason for the change as a street-name conflict because Dewberry Lane existed both as a private street off Fulshear-Katy Road and as a public street off Holmes Road. County Engineering verified that Two Gun Way was an acceptable alternative because it was not duplicated within Fort Bend County.

Fort Bend County issued public-hearing materials for Commissioners Court consideration of the requested change from Dewberry Lane to Two Gun Way. Those materials included the public-hearing notice, the request form, and a map exhibit showing the Two Gun Way street extent.

This matter illustrates the legal work that can accompany significant residential real-estate and development projects in Texas. Substantial properties may involve more than title review or closing documents. Private-road matters, county records, construction contracts, builder negotiations, MUD-district issues, public-facing property records, and related development issues can all affect the path from acquisition and construction to completion and eventual sale.
